Mobile homes or static caravans (also informally called "caravans" or "trailers") are prefabricated homes built in factories, rather than on site, and then taken to the place where they will be occupied. They are usually transported by tractor-trailers over public roads to sites which are often in rural areas or high-density developments. In some countries they are used for temporary accommodation on campsites. While these houses are usually placed in one location and left there permanently, they do retain the ability to be moved as this is a requirement in many areas. Behind the cosmetic work fitted at installation to hide the base, there are strong trailer frames, axles, wheels and tow-hitches. The two major sizes are single-wides and double-wides. Single-wides are 18 feet (5.5 m) or less in width and 90 feet (27 m) or less in length and can be towed to their site as a single unit. Double-wides are twenty feet or more wide and are 90 feet in length or less and are towed to their site in two separate units, which are then joined together. Triple-wides and even homes with four, five, or more units are also built, although not as commonly. They also differ from site built homes in that it is not uncommon for owners of singlewides to "trade up", as one might with a car. While site-built homes are rarely moved, singlewide owners often "trade", or sell their home to a dealer in the form of the reduction of the purchase of a new home. These "used" homes are either re-sold to new owners, or to park owners who use them as inexpensive rental units. Single wides are more likely to be traded than double wides since removing them from the site is easier. In fact only about 5% of all double wides will ever be moved. Q. We have a 1999 Clayton 16'x80' (very spacious) mobile home. Everything is in good condition and it has been recently re-carpeted. It has 3 bedrooms, 2 baths, one of which has a large garden tub and his and her sinks. I really like my home alot, but I want to live in a house. we are wanting to either sell the home and put a large down payment on a house, or just go buy a house and rent out our trailer. 1. How much can I get for the trailer, just selling it? 2. How much could I charge for rent monthly, in a trailer such as this? Asked by Kate - Mon Oct 23 12:14:58 2006 - - 4 Answers - 0 Comments A. Depends on location and the state that you live in. look at your local real estate & private ads in the newspaper. Compare the year of your trailer etc. to determine an asking price. You didn't mention if your trailer is in a mobile home park or is on private land. Would a potential buyer have to move the trailer? Mobile homes nowadays are just as expensive as homes. Here in Indiana they can sell for $30,000+. As for renting, there is alot to consider, potential renter would have to pay what you set as rent + if there is a lot fee in a mobile home park etc. Alot of factors to consider. Answered by Psychotic1 - Mon Oct 23 12:56:24 2006 Are utility rates in a mobile home higher than in a subdivision? Q. Moving to a mobile home soon. Just wondering if the rates are any higher for the mobile home folks. I heard that they utility companies hold the mobile home owners to a higher standard than the folks who live in houses. I live in a house now and am pruchasing a new mobile home that we will move into in December. Asked by Ben - Mon Jun 8 23:08:56 2009 - - 1 Answers - 0 Comments A. the rates are the same. What may occur is a demand for a larger deposit. Utility companies do not discriminate by type of housing. The amount of the deposit is dependent upon your credit history and past payment of bills Answered by sassy25 - Mon Jun 8 23:42:25 2009 Will a mobile home loan company give you part of the loan for sewer and water setup?
Q. I have to set up the sewer and water on my land, and it will cost me about 4,000 dollars. Do most mobile home loan companies work with you on that? If not, where else can i get a loan for it? Asked by Eskimo - Fri Jan 16 11:29:19 2009 - - 3 Answers - 0 Comments A. Is the sewer and water to the site or at the roadway/etc? Yes basic connection is included but you might have to negotiate with someone else to get the utilities to the site where the trailer will sit. Just ask the company what they provide. Are you paying anything down? If not you go into this completely upside down. Answered by Pojo - Fri Jan 16 11:37:14 2009 From Yahoo Answer Search: "Mobile home" |
